This fall the NFA received a donation of land, along with a conveyance fee donation,  from a local family with a desire to see an adjacent 2.3 acre lot
preserved from development in perpetuity.  The NFA observed that not only does this parcel have direct street access, but it currently abuts over
150 acres of currently undeveloped property.  The NFA’s real attraction to this parcel was the potential that if, and when, the abutting property is
developed, it will be connected to any required property set aside for open space as required by current zoning regulations.

The conveyance fee donation will primarily be used to pay the property taxes that will be due on the acquired property since the current tax levy is
based on the October 1, 2007 Grand List.  Only after the NFA obtains title to a property can it apply for property tax exemption status and thereby
avoid future property tax obligations.  The balance of the conveyance fee will be used to cover our costs associated with the donation and future
monitoring and stewardship costs.

No current trails or other use is anticipated on this parcel, however, it is a lovely parcel with the potential to grow in the future.  Many thanks go out
to the donors.
